Text Box: Dear Home Buyer;

If this is your first home, or if you have otherwise never had a home inspection, you may not fully understand what to expect from such an inspection.  Gilmar Home Inspections can assist you by performing an inspection of the dwelling you are considering to purchase.

Your inspector is licensed by the State of Tennessee and your Gilmar Home Inspection is performed in a manner consistent with the Standards of Practice and Code of Ethics of the State of Tennessee and the National Association of Certified Home Inspectors (NACHI).

The inspection report is not a guarantee, a warranty or an insurance policy.  The inspection and report are not intended to reflect compliance with past or present codes. The inspection will not include latent or concealed deficiencies.  The inspector may not move furniture, stored belongings or lift carpeting.  Except for the main electrical panel, no equipment or systems will be dismantled.

The purpose of the inspection is to provide you with a better understanding of the property conditions, as observed at the time of the inspection, so that you may make an informed decision as to whether you should purchase the house.

If is important that you understand what a Gilmar Home inspector can do for you as well as what his limits may be.  The inspection consists  of a visual observation of the major structural, mechanical, and electrical systems that comprise a typical home, and which are accessible at the time of the inspection.  The inspector concentrates on the major deficiencies; that is, those areas that could cost many hundreds of dollars to correct if defective or which could threaten the health or safety of the building or its inhabitants.  He also identifies as many of the minor problems as time permits.

Best wishes and many years of happiness in your new home.
